Unique, large and very functional home that was originally built and used as a vacation home. It consists of a 2,500 sq ft main home with 2 car garage and a 900 sq ft studio apartment above the garage. It's a comfortable main house, with huge master with walk out patio and double sliding doors and huge custom master bath with double shower, soaker tub and walk in closet with custom vanity. The apartment also has a full bath with full kitchen and stacked laundry.

I live right in the middle of North Durango aka Animas City. The location is amazing if you like hiking, biking, trail running. Right across the street through the school parking is a trail head that leads to a great network of trails that you can spend an hour or a day on. I'll put in some photo's of your view just 1/4 mile hike up the ridge. There are many more trails around us and just 2 miles up the road is the Durango "end" of the official Colorado trail that goes all the way up and through the San Juan's to Denver. I use the bedroom on the lower level as a work from home office, and typically mid to late summer when I see the through hikers making their way into town on the tail end of thier long journey.
The river is only 10 minutes to walk to, or 5 minute drive to the put ins and we have paddle boards and sups here you are welcome to use. Also Lake Nighthorse is only 10 minutes away and the annual pass is with the car. And of course there is the train and all the other amenities that historic Durango has to offer. It's a great location that is not overly crowded or a big bustling city, and a great central spot for a long visit to see by far the most beautiful area of Colorado here in the San Juan mountains and the towns in the Western Slope region. We are 1/4 mile up from the "million dollar highway" that can take you up to Silverton, Ouray, Ridgway and around to Telluride and back. Or go beyond and see all the rest of the South Western USA region with New Mexico, Utah and Arizona just next door (or all in one spot if you stop at the 4 corners monument), and the California coast not that much further if you are looking for a longer venture. Note that we do have a 37ft motorhome currently and open to entertaining use of it for the right exchange.
From our home it is a short walk across Main St to get to the river trail and then to downtown. Or you can take a stroll down 2nd Ave which gets you there too if you stay on this side of the river. You can walk to pharmacy or grocery - Walgreens pharmacy is 5 minutes, Starbucks coffee is 5 minutes, North City Market is 10 minutes. Natural Grocers is more like 25 minutes on foot. There are also several good restaurants nearby that are within 10 minutes walking distance (Zia's, Doughworks, Home Slice, Union Social house, Nayarit, etc). Of course there is plenty more in the historic downtown about 30 minute walk or a short 5 minute drive.
We have a late model Toyota 4Runner which we can arrange to be part of exchange for a reciprocal exchange so you can save on car rental. No mileage limits we would just need to make sure we are good for insurance requirements and any maintenance depending how much use there is. We also currently have a 37ft motorhome and open to entertaining use of it for the right exchange.
