What you will love about this home

The house, recently built, has a good appearance, is all on one floor at ground level, has its own entrance and is part of a five-family house. Consisting of a living room and three bedrooms, kitchen area and bathroom, totalling about 75 square metres, it is very comfortable for three people, insulated from heat and cold and equipped with air conditioning. Cosy, nicely furnished, well-kept, quiet (no neighbours upstairs, no one downstairs), it has a small garden and patio with two deckchairs and comfortable awnings at the front and an almost fully tiled area with private parking space at the back. The living room is spacious, has a very high ceiling, fireplace and kitchen area. A small hallway leads to the master bedroom, a small study with a grand piano and the bathroom with tub. Another room, with access from the living room and the rear car entrance, contains a single bed, wardrobe and desk, as well as a service corner with sink and washing machine. The living room, study and double bedroom are air-conditioned. In addition to the washing machine, there is a dishwasher, wi-fi, electric oven, of course a refrigerator, hoover, iron, in short, everything you might need.

What you will love about this neighborhood

Lavinio Lido di Enea is a summer holiday resort by the sea, less than an hour by train or car from Rome. There are free beaches and private beaches equipped with children's playgrounds, swimming pools, bars and restaurants. The centre of the village is about 800 metres away. The house is located in a residential area, mostly small villas with gardens. There are no shops and therefore the area is always quiet. Less than 500 metres away, however, there is everything you need for shopping: supermarket, greengrocer, fishmonger, bar, butcher, pizzeria, laundry/ironing shop. In addition to the sea, beautiful days can be planned: in Lavinio itself it is worth visiting the nature reserve of Tor Caldara, a natural oasis by the sea with its ancient tower in the middle of the village. In the immediate vicinity you can visit Nettuno with its ancient village and Anzio, where you can take a swim in front of the remains of Nero's Villa, have sailing lessons or buy fresh fish directly from the fishermen. In summer, Anzio and Nettuno become very lively and life goes on until late. In a short time, by hydrofoil, it is possible to reach the island of Ponza, with crystal clear sea, or to drive to the abbey of Valvisciolo, the medieval village of Sermoneta, and the Gardens of Ninfa. With a little more time on your hands, you can plan a trip to the historical excavations of Pompei (three hours by car) and, of course, to the Amalfi Coast or, even closer, Naples. To the north, Rome is less than an hour away, but it is also worth paying a visit to the excavations of Ostia Antica (45') with its Roman theatre and Villa Adriana and Villa D'Este in Tivoli.

Casa di recente costruzione su un solo piano con un giardino sul davanti con entrata pedonale e ingresso auto e parcheggio privato sul retro. Fa parte di una pentafamiliare. E' composta da soggiorno e tre camere, spazio cucina e bagno, per un totale di circa 75 metri quadrati, è comodissima per 3 persone, calda in inverno e fresca d'estate.. Accogliente, arredata con cura, ben tenuta, silenziosa. Il soggiorno è spazioso, ha il soffitto molto alto, caminetto e zona cucina. Un piccolo disimpegno porta alla stanza da letto matrimoniale, ad un piccolo studio con un pianoforte a coda e al bagno con vasca. Un’altra stanza, con accesso dal soggiorno e dall'ingresso posteriore, ospita oltre ad un letto singolo, armadio e scrivania un angolo di servizio, con lavandino e lavatrice. Il soggiorno, lo studio e la camera da letto matrimoniale sono dotati di aria condizionata,. Vi sono oltre alla lavatrice, la lavastoviglie, wi-fi, forno elettrico, naturalmente frigorifero, aspirapolvere, ferro da stiro, insomma tutto ciò che può servire.

Lavinio Lido di Enea è un luogo di vacanze estive, sul mare a meno di un’ora di treno o di auto da Roma. Vi sono spiagge libere e spiagge private attrezzate con giochi per bambini, piscine, bar, ristoranti. Il centro del paese è a circa 800 metri. La casa è situata in una zona residenziale, in prevalenza villini con giardino. Non vi sono negozi e perciò la zona è sempre tranquilla. A meno di 500 metri c’è però tutto il necessario per fare la spesa: supermercato, fruttivendolo, pescheria, bar, macelleria, pizzeria, lavanderia/stireria. Oltre al mare si possono programmare belle giornate: nella stessa Lavinio merita una visita la riserva naturale di Tor Caldara, un'oasi naturale sul mare con la sua torre antica nel bel mezzo del paese. Nelle immediate vicinanze si può visitare Nettuno con il suo borgo antico ed Anzio, dove potete fare un bagno di fronte ai resti della Villa di Nerone, fare lezioni di vela oppure acquistare pesce freschissimo direttamente dai pescatori. In estate Anzio e Nettuno si animano molto e la vita si prolunga fino a tardi. In poco tempo è possibile arrivare in aliscafo all’isola di Ponza, altra rinomata meta turistica, o raggiungere in auto l'abbazia di Valvisciolo, il paesino medievale Sermoneta, i Giardini di Ninfa. Con un po' più di tempo a disposizione si può programmare una gita agli scavi storici di Pompei (tre ore in auto) e, naturalmente, alla costiera amalfitana o, ancor più vicina, Napoli. A nord a meno di un'ora, Roma, ma varrà anche la pena di fare una visita agli scavi di Ostia Antica (45') col suo teatro romano e poi Villa Adriana e Villa D’Este a Tivoli.

Nella mia casa si entra senza scarpe, gradirei che i miei ospiti facessero lo stesso durante il periodo della loro permanenza. Sono molto attento alla pulizia e cerco la stessa attenzione nelle famiglie con cui faccio scambio.
