What you will love about this home
Our home is 5 years old and we are on 10 acres of land surrounded by mountains. We are located in Montana's capitol city (Helena). This is a private escape in a panoramic, wide-open space that provides spectacular sunrises and sunsets. Our home is a cozy A-frame house with an open-floor plan and 3 bedrooms/2 bathrooms; living room with large flat screen tv (with remote headphones) and fireplace insert (that blasts out the heat); dining area; and central heat. The open floor plan includes a 25+ ft ceiling and South facing large windows for spectacular views of several mountain ranges. Upstairs is the master bedroom loft area with a king bed; small balcony; 360 degree views with the city lights at night; full bath with double sinks and open shower; and walk-in closet. The main floor has a guest bedroom with queen bed; a third bedroom we use as an office also has a very comfortable memory foam queen couch bed; full guest bathroom; washer/dryer room; and a mudroom. We have a water softener and are on a well that provides clear, filtered, wonderful tasting mountain drinking water. We have 2 large, deep garages that can be used, if needed. A Ford Explorer Sport Trac, 5 seater, 4-wheel drive truck is available, if needed.
This outdoor paradise provides us with fantastic hiking, mountain biking, snowshoeing and cross-country skiing out our backdoor. The evenings are very quiet with Montana's big sky stars/planets with the occasional coyote chatter at night. Our porch faces East, South and West with seating, a BBQ and expansive views. The new hot tub/jacuzzi is located off the porch and provides a warm (hot!) space to star-gaze at night. There is also a "dutch oven" next to the hot tub where cooking magic happens!
Our property is on the Scratch Gravel Mountain Range and borders BLM (federal Bureau of Land Management) land with miles of trails for hiking and mountain biking - just a short walk up our property gets you to our access gate. There is fairly close, easy access to lakes and rivers including the giant Missouri River [one of the greatest fishing rivers in world]. Close by we have hot springs and the beautiful Broadwater Hot Springs Resort (10 minutes from the house - https://broadwatermt.com/); and several ski resorts (anywhere from a 30 minute [Great Divide] to 2+ hour [Big Sky] drive).
Living in the Capitol of Montana provides cultural adventures with the stunning Cathedral of St. Helena; Montana's Capitol Building built in 1896; a walking mall with restaurants and shopping; the historic Myrna Loy theater; several breweries and distilleries; and we are located between the larger cities of Bozeman and Missoula where an easy drive to each gives even more access to outdoor adventure, culture and universities. This is a great, central location to explore the beauty of Montana with its parks and forests; a 3-hour drive to Glacier National Park (North) or a 3-hour drive to Yellowstone National Park (South).
We have 2 dogs, so we have a smaller fenced-in yard for them to safely come and go through a dog door to our mudroom. There are fox, deer, snow and cotton-tail bunnies, jack-rabbits, eagles, hawks and numerous bird species that live around and frequent our property.
What you will love about this neighborhood
We live on a former horse ranch and are surrounded by horses where the smallest properties are 10 acres in size. We face the city of Helena and its rocky Mount Helena City Park and Helena National Forest where there are more miles and miles of hiking trails. Our neighbors are kind, friendly and considerate who are mostly ranchers and artists who love the wide-open property space with all its privacy and easy access to town. We have wonderful, beautiful horses that surround us on our neighbor's property and are very friendly. You can access the miles of trails through our gate on the upper West side of our property and can also drive up the road to one of three designated trail heads of the Scratch Gravel mountains.
We tend to be last minute planners and would entertain going somewhere within a 1 or 2-day driving distance without much notice. We have traveled extensively around the world and want to "ramp-up" our traveling again through these house exchanges. We prefer to go anywhere outside the US and are most interested in Canada right now. We are extremely cautious regarding COVID precautions and would need assurances that you are as well.
