Our primary home is our tranquil and totally private OASIS! We are situated high on a mountaintop, on 3.5 acres (14,164 m2) of forested land in beautiful East Sooke, British Columbia, Canada, near Victoria. This mountaintop location allows for breath-taking views of the Pacific Ocean, Olympic Mountains, Port Angeles (US) and surrounding forest. Enjoy these views (as well as cruise-ships sailing by and gorgeous sunrises and sunsets) from the hot-tub on our huge 1200 sq/ft (112m2) south-facing deck, as well as ocean-views from almost every window in the house! Because of our mountain-top location and vaulted ceilings, our large home is always light-filled and bright, even on cloudy days. A wood-burning fireplace adds extra coziness during cooler weather - but we usually only get one or two small snowfalls a year December-February, and the snow doesn't usually stay long - Victoria is the most temperate climate location in all of Canada! Deer, hummingbirds, quail and other wildlife are often viewable on our property. We currently have 2 spacious bedrooms (1 King, and 1 Queen bed) and enough extra space and mattresses for a few extra kids/teens. We have recently converted our third bedroom into an office, but we have added a comfortable queen chest bed to easily convert it back to a bedroom, as needed.

We are located a 40 minute drive from downtown Victoria, so you will definitely need a car here if you plan to explore (there is no public transportation up our mountain)! We have recently purchased a lovely 4-door, AWD Lexus for potential guest use, so this would be open for discussion with reciprocal exchanges. Everything you need is at our property though - so no need to leave if you just want to enjoy the tranquility. The closest small grocery store is a 7-minute drive away; malls, larger grocery stores, etc. are a 20 minute drive. Karen's sister may be available to hire as driver (we don't have Uber, Lyft or the like here), so arrangements can possibly be made if you'd like to be picked up and driven back to the airport. Our two other HomeExchange properties are our two vacation rental condos located right in the heart of Victoria, and we may consider exchanges to include both locations, so that guests may get a taste of both the urban and the wilderness settings! Our home is surrounded by a multitude of hiking/biking trail options, including the Galloping Goose Trail, Juan de Fuca Trail, and East Sooke Park. We do have 2 lovable and friendly cats who will require feeding. They come and go as they please and basically live a life of leisure and lay around in the sun (as you can see in a few of the photos)! Also worth noting: about 2 kilometers away there is a seldom-used, private shooting range. There are absolutely NO safety concerns, however when it is being used, the sound can be heard from the deck and the yard (but not inside the house). On the rare occasions when we've had this issue, we just play our favourite music on our portable iPod/iPhone docking stereo, and that resolves the problem! Negotiable cleaning fee to be discussed for GP exchanges, dependent on length of stay, number of guests, etc. For reciprocal exchanges, we assume that we are paying our cleaner after your stay, and you are paying yours after our stay ... but let's discuss as necessary! We have three outdoor security cameras just to see who's arriving at the property, since we are so isolated.
