Our home is located on the coast south of Sydney and east of Canberra. The house is on an elevated landscaped block with an ocean view and backs onto a nature reserve. Our home is two story with all living and accommodation on the top floor. We have polished wood floors throughout except in the bedrooms which are carpeted and the wet areas which are tiled. The lower floor is for the laundry, workshop, storage room and double garage.

The master bedroom has a ceiling fan, TV, queen size bed, walk-in wardrobe, toilet and ensuite and has beautiful bushland views.

The two guest bedrooms have ceiling fans and one has a queen size bed and the other has two single beds. Both have built-in wardrobes.

The guest bathroom has a toilet, spa bath and shower with a clothes chute to the laundry.

There is a separate toilet in the downstairs garage.

We have a spacious open living area with a reverse cycle air-conditioner, a plasma TV, lounge including separate recliners, stereo, bar and beautiful beach view.

The kitchen includes all appliances, walk-in pantry, two drawer dish washer and two door refrigerator.

The large formal dining room has a 10 seat rosewood table and chairs with matching china cabinet and server. There are two wing chairs to relax in as well.

The under cover outside deck gives you beautiful views to the beach. Patio table and chairs enable you to dine out and take in the scenery.

The outside entertainment area has a built-in gas Bar-B-Que and two patio settings that can seat up to 14 people. Large patio umbrellas come with both settings. Enjoy watching the bird life and see the lorrikeets, galahs, sulphur crested cockatoos, kookaburras and many others feeding at our bird feeder. See kangaroos every day.

Internal access to double garage with remote controlled garage doors.

The garden is mainly native Australian plants requiring little or no attention. Plants under the deck require watering occasionally as do a few pot plants.

We can provide both mens and ladies golf clubs and buggys and also bicycles and accessories for your use.

The climate is temperate - never too hot or too cold. Some heating is required during May to September. We have a reverse cycle air conditioner and an oil filled column heater.

Our home is in Long Beach, a small residential centre and part of the area generally known as Batemans Bay with a total population of about 20,000 located in the Eurobodalla Shire. Some of the adjacent coastal regions are preserved in their natural state as National Parks where some of Australia's famous wildlife such as kangaroos may be seen.

In either direction you can drive to many different beaches for surf, swimming, snorkeling and/or to enjoy a picnic.

10 minutes south to Batemans Bay (main shopping centre, Banks, Golf, Theatre, Charter fishing trips). Batemans Bay has a great summer time atmosphere - there are fantastic surfing spots just south and north of the Bay and there is the beautiful scenic Clyde River to explore.

20 minutes South to Moruya (Golf, Jazz festival in October). Moruya has a rich history and provided the granite for the pylons and piers of the Sydney Harbour Bridge.

1.5 hours drive West to Canberra (Australian Capital ) to enjoy fine dining, fabulous shopping, theatre, professional sports, National Parliament, Art Gallery and Museum.

3.5 hours drive North to Sydney with its fantastic harbour, great theatre and night life, world class museums, and unbelievable shopping.

There are daily bus services to Canberra, Sydney and Melbourne and a local commuter airport at Moruya serves the major airports in Canberra and Sydney.

Along the South Coast of New South Wales (Wollongong Region to Eden) there are over 30 golf courses which will offer many challenges from links style courses to lush fairways cut through towering gum forests. If you enjoy your tennis, there are many courts available.

Bush walking is more than a pleasant way to enjoy the area. Details of local bush walking clubs can be provided.

With so much to do in the area, we will be happy to assist our guests in arranging an itinerary that suits their interests. We can recommend great places to visit, shop, play and dine. Just let us know what you would like to do during your visit.

Our second car, a Toyota Corolla manual hatchback, is available for a similar swap. For a simultaneous swap our first car, a Toyota Aurion Presara, could be made available also if a similar car is offered in exchange.

We have two bands of time in mind for South Africa, Apr/May and Sep/Oct and we are looking for a months exchange, not necessarily simultaneous. For Italy we are open to suggestions.

We are non-smoking retirees, Ian and Beryl, and love our new home and its setting. We love our golf and enjoy traveling and meeting new friends. Our family are scattered throughout Australia and our children are grown up and we have a number of grandchildren. We have a caravan and go away often.
