THIS IS THE REAL "TOWN OF PALM BEACH": KNOW THE DIFFERENCE

Our home is in the true "Town of Palm Beach", the exclusive island. It is central in town, sidewalks everywhere, our home is in the middle of the world famous private secure exclusive town itself.

We are not talking Manalapan, Palm Beach Gardens, North Palm Beach, West Palm Beach, Boca, or these other places, but the real thing, the TOWN OF PALM BEACH, the exclusive world famous island town.

There are no listings for any visit to a grand home in the center of the true Town of Palm Beach on any home exchange site, nor will there ever be. This is very rare. Many on various exchange sites say they are in Palm Beach, but really require quite a drive, or troublesome expressway driving to get to the Town of Palm Beach.

At our house, you can walk outside your door and see everything in walking distance, world famous resturants, museums and sites. We think it essential that one be very truthful from the outset with people that will be staying in your home.


OUR HOME:

This grand Home is estimated to be worth over 5.8 Million dollars by most brokers. Local taxing authorities have estimated the livable space (excluding garage, big covered balconies and portico, etc.) in the house to be from 5,600 to 5,800 square feet total (including the guest house/apartment). The slight variation depended on the tax authority, and time of estimate. So very comfortable size for the Town of Palm Beach.

The total home has 5 bedrooms, including the 2 in the fine guest house/apartment, where you could be our guests. The total house has 4 full and 2 half baths (including the outside half bath). Real estate is very expensive once you enter this small town/island.

Although this listing indicates the entire property can accommodate 5, it obviously can accommocate far more.

Our home consists of two large separate buildings: the main house has 3 full bedrooms, nice size, and 3 full and 1 half (powder room) baths. It was built from 1921 to 1924 (records differ) by a famous writer of the time. It has an elevator, 2 1/2 car garage, living room, 2 family rooms, breakfast room kitchen, upstairs study, etc.

The property has a large pool area, very beautiful home and grounds. The 2 car portico is great and very useful entering the house for us and guests. The are 2 main balconies on the main house, one very large balcony overlooking the pool. The guest house/apartment has a large balcony of its own.

A former US President lived down the street, and another US President around the block. The man across the street, a billionaire, just finished his new mansion.


GUEST APARTMENT/HOUSE (IN A SEPATATE BUILDING ON THE PROPERTY):

The very roomy and comfortable guest apartment/house has 2 bedrooms, one with one queen and another with a double bed, and a full bath and living room and nice sized kitchen, all decorated as nice as the main house. One of the bedrooms in the guest house/apartment has a walk in closet.

This guest house/apartment has its own large lighted private balcony, overlooking the pool area. There is an outdoor beach bathroom in the guest building also.

The Guest house/apartment is very private, in a entirely separate building. Often we don't even notice the guests are there.

There is plenty of car parking for everyone.

There are two sets of clothes washers and driers on the property, and one set is for the Guest house/apartment. But our excellent maid/housekeeper is available grata, no charge, if you are staying in the Guest house/apartment. Remember, you are our guests and friends.

The guest house apartment has a fairly large kitchen of its own, with a large refrigerator, dishwasher, garbage disposal, coffee makers, linens, towels, silverware, dishes and glassware, every thing you need to have a great stay.

The guest house apartment has its own brand new central air conditioning and central heating system, and its own hot water heater.

The beds and matresses and pillows are almost new, having rarely been used.

Our large furnished cabana room and great pool will all be available for your use, if you are staying in the guest house/apartment.

Our visiting friends actually prefer the guest house/apartment to the main house when staying here, as it is very private.


LOCATION:

The home is only 3 houses away from the Town of Palm Beach's world class beach/ocean. We have a private beach entrance, and we will give you the combination number. We also have beach chairs and an umbrella for your use.

I think Palm Beach has the best beaches, because it is so secure, and kept manicured daily by this town of very wealthy. It was estimated that 70% of the Forbes 500 (billionares) have a home in the Town of Palm Beach, and most now spend over 6 months of their time here.

Most of those billionaires have homes in walking distance to our home. We know many of them, they are just our neighbors, we go to some of their parties. For example the (Estee, Robert, etc.,) Lauder family home is 5 houses away from our home.

Worth Ave, a world famous fashon and dining mecca, is an amazing 5 short blocks away, easy walking distance (due south). The world famous resturants are also in walking distance, Cafe Europe, Taboo, BICE, etc., though best to drive and valet if at nite to look your best. But walking is safe, and many walk to lunch and dinner everywhere.

Our Town/Island of Palm Beach, is as safe and secure as a place can possibly be, hence why all the very wealthy have homes or live here. The police force is polite, and professional, and large. They are everywhere, and very courteous and helpful.

Our location is as perfect as can be in this town. The world famous Breakers Hotel Palm Beach is an only 3 blocks from our home in the other direction (north). The Breakers is amazing to visit. The beautiful post office is a short walk from our house. UPS has a local fancy office too. The Colony Hotel with its great world class entertainment, is 6 blocks away, as is the Brazilian Court hotel and resturant. The famous Palm Beach Grill, and the many resturants on Royal Poncinana Way are 5 blocks from our house.

Most important, World famous Worth Avenue, a sightseeing and dining mecca with all of its amazing Via's, fashon, art, jewelry, Ferrari's and Roll Royces, and very famous people everywhere, is only 5 blocks away, an easy walk.

The are 4 famous and beautiful churches (one Catholic, where John F Kennedy, and other Kennedy's were married, the other, "Bethesda by the Sea church" where all the Trumps and others get married) all in walking distance to our home. The are 2 synagogues in walking distance to our house, including one very orthodox synagogue where people walk to every friday and saturday.


WHY THE TOWN/ISLAND OF PALM BEACH IS DIFFERENT:

Others in the Home Exchanges from Palm Beach County refer to their area implying it is on the Island/Town of PALM BEACH, when they are really in Palm Beach Gardens, North Palm Beach, West Palm Beach, Manalapan, etc. There is a great difference. The home values are also very different, of course far less per square foot than in the actual Town of Palm Beach. Some of these "other places" are even a bit far away. Palm Beach county is the largest county in Florida, almost the size of a state. The Town of Palm Beach is a very special little island attached to the coast of that county.

Our Palm Beach Island/Town is very different. It is a secure Island community, historic, manicured constantly, and taxes here are unbelievable. A 5 million dollar home in Palm Beach could have property taxes of $100,000 per year. Some people we know with larger homes than ours pay far more ($300,000 per year property taxes) hence the ultimate great town service, and great look of the town/island. They are doing something in our Town of Palm Beach that is not done anywhere else in the country; quite unusual.

These other places (though perhaps nice in some respects) are not at all the same, so don't be confused. Ask questions and investigate where the home really is located. True Town of Palm Beach (especially a grand home in the center of town, where you can walk everywhere) will never appear on any home exchange site, including the Gold Exchange site. This is a rare exchange listing.


MAR-A-LAGO CLUB:

Some other posts I have read on this service/site are puzzling about Trump's Mar-a-Lago, that it is near to say, Palm Beach Gardens (it is not) implying that you can just go there any time. Not true at all. Mar-a-Lago is the Trump family home, private, and his club, very private, you can't get near the place without careful arrangements by a true member.

However, we are long time (original) members of Mar a Lago, an amazing place just to visit. It is so expensive to operate and maintain (and heavily taxed) that even Trump needed help from us members to get it going. It is a great accomplishment on his part, and he actually lives there. But one cannot enter the property, as there is an army of security, except by careful arrangements by a true known member.

We see Donald, his family and many other celebrities, politicians (Bill Clinton and George HW Bush) for example; also film stars, music stars, TV stars, writers, billionares, CEO's, supermodels, and on and on, all the time. But even at local restaurants, you see some of these people all the time, not just at Mar-a-Lago.

MANY POSSIBLE VISIT ARRANGEMENTS FOR YOU, OUR NEW FRIENDS, IN OUR NICE GUEST HOUSE/APARTMENT ON THE PROPERTY:

We could have a couple stay in our great guest house/apartment while we are here, show them around if they like, help them get arranged to come with us to the Mar-a-Lago club, etc. Then we would visit in the exchange party's guest house (or their second home) or some similar informal visit.


MAID/HOUSEKEEPER:

If you are staying in the guest house/apartment as our guests while we are here, we will provide the service of our maid/housekeeper, if you desire, and for no charge to you of course.


THINGS TO DO, TENNIS, GOLF, BIKING, WALKING, SIGHTSEEING, NATURE:

The Town of Palm Beach Tennis courts (6 clay) are 3 blocks away, a beautiful short walk down our street. The town also has brand new amazing clay courts at the Phipps ocean park also, right on the ocean. All of these tennis facilities are as nice as any expensive country club. To play at either of these courts it only costs very small daily fee for non-members staying in town.

We do have 5 bicycles and beach chairs and towels at the house for your use, and the beach is just steps away. You actually hear the ocean waves all night. Really nice.

Museums, restaurants, great fashion (world famous Worth Ave) are steps away. People walk on Worth Avenue all hours a nite, very safe. Just walking around the town looking at the architecture is really fun and great exercise. You just want to see everything, so you seem to never get bored or tired. So sometimes we just like to walk or bike ride, especially on the 5 mile long paved town "Lake Trail" where you see the backs of the mansions and properties, and great nature on and around the intracoastal. We always see manitees swimming, and jumping fish, and once I saw a whale in the intracoastal, really.

Golf at the world famous Breakers Hotel (3 blocks away) is fantastic, simply book a couple days ahead of time. The Town of Palm Beach also owns a par 3 that is great fun. The Town par 3 is right on the ocean and intercoastal. It is wonderful hitting the ball alongside the ocean. It is also inexpensive playing on that Par 3 course, and rentals and carts are relatively inexpensive. Both this Town Par 3 and the Breakers have great driving ranges and practice putting facilities too. These are all close to our home.


THE HOME IS EQUIPPED, AS IS THE COMMUNITY AND MAR A LAGO TOO:

We are set up for Wi Fi full internet access, we have 5 TV sets, stereo, all the necessary appliances, cable, and on and on. JFK hospital (now a teaching hospital, rated top 100 in the US) and Good Samaritan hospitals are world class and very nearby.

We have a great pool at our home, but Trump's 2 Mar-a-Lago pools (ocean and house pool) are bigger, so we have to get you there. You won't believe it. It is also a who's who scene every weekend at those pools.


SMALL DOGS:

One very small dog is perhaps OK, but we will have to discuss this in a bit of detail. This is a very fine home, with fine furnishings. But we have a very well trained very small dog (who is as clean as we are). She may not need to travel with us, as we could likely leave her with friends.


IF YOU SMOKE DON'T CONTACT US, SORRY:

Smoking is absolutely not allowed, as this unique historic home could easily be harmed, and we are strictly life long non-smokers.


THE PALM BEACH COMMUNITY AND PEOPLE, WHAT THE RESIDENTS ARE LIKE:

We seem to know everyone in town, and hence know people all over the world. Palm Beach is different than say Beverly Hills, as many residents are european. But many are from the Hamptons, Nantucket, Monaco, Switzerland, France, Germany and the UK. Palm Beach is very international and exciting.

Palm Beachers are not boring, but exciting, amazingly successful and usually very educated. Many are very famous in their own areas of work. CEO's of major companies are all over our own street. The discussions are always interesting, even while chatting walking our dogs. And Palm Beach has some great tennis players and golfers. Many former famous pros from all sports are are neighbors. We see them all the time.

DON'T FORGET SUMMER IN PALM BEACH:

Summer in the Town/Island of Palm Beach is great too, especially June, a laid back sort of a Key West feeling. Most resturants and shops are still open, and the weather is usually great then too. By the ocean where we live, there is usually a nice breeze every nite. The season is different, of course, but don't shy away from early summer. We actually like it.

What is it really like in our "Neighborhood" the real true TOWN OF PALM BEACH?

Nothing is like the true Town/Island of Palm Beach; it may compare to Monte Carlo, Monaco, or someplace like that, yet Palm Beach is more exclusive and secure. It is only accessible by a two bridges, unlike Monaco, or say Beverly Hills. Yet it is not a gated artificial community, but an exciting, beautiful, yet quiet place. The police, town staff and owners keep an eye on everything. It is a separate town from West Palm Beach, with its own mayor (a friend and tennis buddy).

Lest you think everything is fancy in Palm Beach, many people wear shorts all day and nite, and relax in the more casual restaurants. Some are not so expensive, even during the season. It is all up to what you want. It is all fun.

The town and our neighborhood are amazing, and we travel much, we are always glad we live here. It is the best.

We are open to all ideas and times of year for a non-simultaneous visit. We are also open to visit each other's guest houses, if you have one, or second homes/apartments too. Past guests have found it great we could be here while the exchange people are here, in a spirit of friendship and giving. We are open to do various dates to visit almost any month any year. We only agree to and do arrangements that provide solely for the informal exchange of similar services on a noncommercial basis. (Internal Revenue Code CFR 1.6045-1 (a)(4)).

There are many creative nonsimultaneous ideas that can be informally worked out, because we have a fine separate guesthouse/apartment. It is very private, we won't even know you are there. This is a large place. Our time schedule is quite open. We know our way around this place like you would not believe. It is fun to be with new friends and show them what's up in Palm Beach and South Florida.

This is the "real" and true Palm Beach island paradise. Come visit us during "high season" when it is all happening, and all the celebrities are here, many our neighbors.

Join us at Donald Trump's Mar a Lago club on Palm Beach Island, were we are true long time members of his very private/exclusive club. This is not West Palm Beach, North Palm Beach, Palm Beach Gardens, but the real thing, the famous true island mecca. Before you plan, make sure you are going to the true Palm Beach Island, as Palm Beach County itself is huge with many saying they are in "Palm Beach", but are really in places you would not want to go. We welcome you to visit us at our versatile roomy property.

With a hospitality and generosity stay at ours, you could also enjoy our completely separate great 2 bedroom guest house/apartment, during desirable high season, while we are here. It is decorated as nice as the main house. That way you can join us at private beach at our house and also at Donald Trump's Mar-a-Lago Club. We are long term members there.

We can show you the best resturants, clubs, beaches, places to go, to make sure you are right with your amazing visit. Then we come at a different time to visit you at your second home, or guest house/apartment, if you have one. It is all informal and non-commercial. And the best Beach just steps away from our property. You will never find another listing on any site, for a visit to a fine home in the center of the real "Palm Beach Island". This is very rare, and usually a place impossible to even visit. We are open to visit you at any destination. We don't want to discourage anyone from anywhere contacting us to visit them any time.

WHO WE TWO ARE:

Mr Owner is a retired 58 year old founder of a large Florida law firm/practice. Mrs owner, age 46, was the firm office manager, business degree, very much social in town. Our headquarters for the law firm was on Worth Avenue, Palm Beach, on and off for 28 years. We had many associated law offices throughout Florida. Our job now for both of us, is to have fun, travel, exercise, eat healthy, and be with our many friends.

But we are only 2 ourselves, staying at your place, we have no children, so no children at all that will be staying at your home. We have been together 24 years, very happily married 19 years.
