The Home
"ArtVale" is a country-style house nestled in a sylvian setting, surrounded by 10 acres of lush green fields with a lovely stream running through it. On any given day depending on the season, one may see heron, pheasants, foxes and hares as well as other wildlife roaming freely (though sometimes you may have to be up early). The house is tucked away, out of view from the main road, and is accessed by a long-winding, tree-lined avenue which takes one over a bridge and on to a semi-circular parking bay at the front of the house.
Once inside, the large hallway leads to two reception rooms and a playroom/study kitchen and utility. The open-plan, split-level kitchen/family room has a homely, country style feel. This room enjoys breathtaking sunrises as well as all day sun. French doors lead outside to a split-level deck and garden with a barbeque and seating for 6 to 8 people with table. From here one can wine and dine against a backdrop of climbing wisteria.
Off the kitchen is a study/playroom with well stocked book shelves and computer with internet access, as well as kid's toys and board games. An aquarium adds its own point of interest for both kids and adults alike!
Upstairs are four double bedrooms with three ensuite. The master bedroom has it's own ensuite and built-in wardrobes, as well as its own balcony with views of green fields, ash trees as well as oak. Two of the double bedrooms , share a 'Jack 'n' Jill' ensuite including a power shower, one of these bedrooms has two single beds (one suitable for child up to 7). Also off the large landing is a fourth double bedroom with a double bed and cot and a main bathroom with a whirlpool jet bath.
We have completed an attic conversion so we now have a third floor, this is used as a gamesroom and gym. Perfect for small children (loads of toys) or teenagers who want their own space, it also has a sofa bed for extra guests. Ed has a lot of gym equipment also set up for any one interested.
A utiliity with freezer, recycling facilities and microwave is off the kitchen also. A downstairs toilet completes the picture.

The Neighborhood
Our property is situated on the Mid-West coast of Ireland, which makes it a great place to base yourself for touring. Within the Limerick/Clare region you have access to Limerick City 20 mins, Bunratty Castle - 35 mins drive, Shannon Airport - 40 mins drive, Ennis - 50 mins drive. Galway 1 & hour 30 mins drive. Tralee, Dingle or Killarney, Cork and Kinsale - all within an hour to hour and half- Ideal for daytrippin'!
If you would prefer to stay local, then one mile from our house there are views across the estuary of County Clare and Shannon airport (perfect for planespotters! ) . Further along this coastline you can visit the ruins of Beagh Castle and enjoy a picnic, or you can visit Ringmoylan and engage in landscape painting or bird-watching or simply enjoy the breathtaking views accross the estuary.
Curragh Chase National Park has 777 acres of mainly woodland trails. It is 5 minutes drive from our doorstep, and is used by locals and tourist alike availing of the lakes and panaromic views from the old mansion house. This park is very popular with families all year round for picnics, cycling, walking and has playground facilities.
A twenty minute walk (or two minute drive! ) will bring you into the village of Pallaskenry. Here you can enjoy village life but with the convenience of local shops, pubs and even an indoor swimming pool!
Continue along the road into Limerick City and 20 minutes later you will have access to bars, fine restaurants, theatres and the odd rugby match if you wish!
Fishing, Golf and horse-riding are also on our doorstep, as well as, the prettiest village in Ireland - Adare, only 15 minutes away. This village is home to the famous Adare Manor - where you can wine and dine in style.
The Coast Road will take you to Foynes village, a 15 minute drive. This is a village made famous for its Irish Coffee Festival and links to Maureen O'Hara and the flying boat museum. Maureen is still a regular visitor every Summer!
Fifty minutes along the Coast Road will take you to Ballybunion, boasting one of the world's top-ten golf links courses as well as excellent beaches. President Clinton had a memorable round here!
So, no matter which direction you chose to go from our house, you'll find plenty to see and do, and all within 10 minutes to a two hour drive!

For anyone in Ireland - weekend breaks including bank holiday weekends are high on our list. Easter holidays can be 1 week, and summer holidays 1 to 3 weeks. Though we are open to suggestions from any country especially France in areas such as Nice, Cannes, Nantes, Carcassonne and Barcelona, Malaga in Spain.

Ed is a teacher and is 40 years old and Audrey is 38 is currently at home looking after our three small children, Conor aged seven and Ray four, and baby Claudine who is one.
